The Real Estate Development Manager shall provide support in carrying out the policies and procedures surrounding the day-to-day functions of the commercial leasing department, including Office and Retail leasing, as determined by the Director of Real Estate Leasing. The Manager Commercial Leasing must be a self-motivated team member willing to work in a close knit environment and exchange information between other members and staff.




  • Assist in management, marketing and solicitation, lease negotiations, construction, tenant coordination, revenue budgeting and management of Amtrak’s national portfolio of retail tenants and passenger amenities, including: retail, public vending machines, ATM’s, car rental agencies, taxi dispatch, pay telephones and brochure racks. Manage commercial aspects and enhance the business performance of special events.  
  • Oversee the performance of third-party property management as it relates to retail leases. Interface with Station Management and other internal/external parties with respect to: Master Development as it relates to retail, retail tenant mix, merchandising plans, and operating/ maintenance management. 
  • Manage requests, plan and coordinate filming and photo shoots, including: major movie studios, TV series, television commercials, independent film productions. Amtrak tenant interface for Tenant Safety and Security, including: fire life inspections, FDA inspections, evacuation plans, enforce tenant operating policies and procedures, enforce safety and security policies and procedures.
  • Support the preparation to negotiate exclusive tenant representation agreements with local, regional, and national tenants as well as exclusive landlord representation agreements with property owners’ landlords. 
  • Interface with prospects to successfully define the parameters, lease terms, and limitations surrounding a possible lease, listing and related agreements. 
  • Provide support for the development of necessary marketing materials for each Amtrak owned property and ensure accurate and timely updates are made to all collateral, websites, etc. as necessary. 
  • Have on-going communications with existing tenants to provide insight into any local expansion, relocation, and outside market expansion and track expiration dates, future plans, etc.
  • Collect pertinent financial information and perform necessary due diligence on prospective tenants and compile to present to appropriate parties. 
  • Participate in regular commercial leasing department staff meetings to discuss prospects, properties and share ideas with Team. 
  • Compile monthly leasing activity reports for Amtrak owned and leased properties 
  • Ensure the preservation of existing Tenant, Landlord and other Client relationships while promoting other company services, when applicable, related to sales, development and management. 
  • Other duties as assigned




  • BA or BS from a four-year college or university required. Master’s degree preferred. 
  • Real Estate Salesperson or Broker’s License preferred. Significant experience in Lease negotiations with national firms a plus.
  • Extensive knowledge and understanding of the retail and/or office leasing process, from initial lease negotiations through final approval. 
  • Excellent organizational, coordination and time management skills.
  • Ability to manage multiple projects.
  • Excellent oral and written communication skills.
  • A minimum of eight (8) years comprehensive experience in commercial real estate or a related field, or equivalent combination of education and experience, sufficient to perform the essential functions of the job
  • Excellent analytical, mathematical, and creative problem-solving skills. 
  • Excellent listening, interpersonal, written, and oral communication skills. 
  • Microsoft Office (Word, Excel, Visio, PowerPoint, MS Project).  
  • Must have work authorization in the United States. 
  • Excellent interpersonal, written, and verbal communication skills. Must be able to work and communicate effectively in writing and verbally with all levels of the company and external partners.
  • Demonstrated skills utilizing Word, Excel and Powerpoint.
  • A self-starter and motivator in his/her job performance.
  • Flexibility with frequently changing priorities.



  • Master’s degree in Business Administration, Commercial Real Estate, or other related fields.
  • Design and create data reports and reporting tools to help business executives in their decision making, 




  • Must have excellent oral and written communication skills.
