Job Summary
The Sr Real Estate Specialist-Property reports to the Director Real Estate Operation and will execute and deliver on the day-to-day Real Estate activities of the property portfolio in accordance with company objectives.
Essential Functions
- Work closely with the Finance Department (Accounts Receivables/Billing/Corporate Accounting) to set up and maintain agreement billings and payments.
- Manage lease administration database of entire real estate portfolio by building, maintaining, and updating database.
- Prepare and manage monthly real estate reports on active owned properties, generate established reports in timely manner.
- Prepare and manage budgets and forecasts.
- Ability to evaluate several possible actions and use discretion to make the appropriate decision on various real estate matters.
- Identify and resolve problems while providing exceptional customer service
- Escalate matters to Director Real Estate Operations when needed to ensure timely completion of responsibilities.
- Assist Real Estate Managers with various real estate agreements.
Minimum Qualifications
- Bachelor’s Degree or equivalent combination of education, training and/or relevant experience.
- Plus 3 years of relevant work experience.
- Practical experience with MS Office products, particularly Word, PowerPoint, Excel, and SharePoint.
Preferred Qualifications
- Bachelor’s Degree or equivalent combination of education, training and/or relevant experience.
- Plus 5 years of relevant work experience.
- Advanced practical experience with SAP, Microsoft Power BI and Power Automate.
- Advanced practical experience with MS Office products, particularly Word, PowerPoint, Excel, and SharePoint.
- Railroad real estate industry experience.
Knowledge, Skills, and Abilities
- Proficient in real estate valuation and appraisal methods, including interpreting legal documents and regulations.
- Demonstrates excellent communication, collaboration, and interpersonal skills for effective teamwork and achieving desired outcomes.
- Capable of working efficiently under tight deadlines, handling multiple priorities, and managing projects effectively.
- Knowledgeable about federal, state, and local laws governing real estate practices.
- Experienced in utilizing Microsoft Office Suite, asset management systems like Maximo, and tools such as Google Earth Pro and Adobe Pro for data collection and validation.
The salary/hourly range is $78,600.00 – $101,844.00. Pay is based on several factors including but not limited to education, work experience, certifications, etc. Depending on an employee’s assigned worksite or location, Amtrak may consider a geo-pay differential to be applied to the employee’s base salary. Amtrak may offer additional incentive and pay programs to recognize and reward our employees, including a short-term incentive bonus based upon factors such as individual and company performance that is commensurate with the level of the position and/or long-term incentive plan compensation.
